We will tear off the existing assembly down to the deck, dispose of all debris, and rebuild the roof from the structure up. The new assembly is built for long-term performance. We will install 28,821 square feet of 60-mil mechanically attached TPO membrane over a 1/2" HD cover board and new polyiso insulation fastened to R-25, plus 823 linear feet of shop-fabricated edge metal. Together these components deliver the weathertightness, thermal performance, and durable perimeter detailing that a commercial roof of this size demands.
Because every layer is installed to manufacturer specifications, the system qualifies for a 15-year manufacturer warranty. The scope above is priced line by line, so you can see exactly what is included and what each element contributes to the finished roof.
